What is included in the rent for a serviced office suite?

Your rent covers the suite itself, building insurance, utilities, cleaning of shared areas, and access to the kitchen and meeting room. There are no separate service charges, and we do not charge extra for reasonable use of the Wi-Fi.

Is there a minimum contract length for a suite?

Most of our lettings run on a rolling monthly licence, which means you can give notice in writing and leave without a long tie-in. If you need a fixed term for budgeting, we can agree a longer period instead.

How much deposit do you take and when is it returned?

We ask for a deposit equal to one month's rent, held against damage or unpaid bills. Once your suite is cleared and any outstanding rent is settled, we return it within ten working days.

Can I view a suite before I commit to anything?

Yes, and we would rather you did. Use the enquiries page to suggest a time, and we will show you the available suites, the shared areas and the parking, so you can judge the space for yourself.

What are the move-in costs and how soon can I start?

You pay the first month's rent and the deposit before you get keys. If the paperwork is straightforward and the suite is ready, that can usually be arranged within a few days of your viewing.

Do you allow signage, and is parking available on site?

We allow a discreet sign by the entrance, subject to the building's rules and listed status. Parking is limited, so we ask tenants to tell us how many vehicles they need and we allocate spaces fairly.

How we came to let serviced suites in Yorkshire

HC Estate Letting is the lettings arm of HC Property (Yorkshire) Ltd, a small landlord business that has looked after its own buildings in the region for years. We started letting serviced office suites because we kept meeting people who wanted a proper room of their own, with a door that closed, but did not want to sign a five-year lease or fit out a shell.

The suites we offer are in buildings we own and maintain ourselves, which changes the relationship. If a radiator fails or a door needs adjusting, you are dealing with the people who can actually fix it, not a managing agent passing messages along. We keep the shared areas clean and the lights working, and we expect tenants to treat the place as somewhere they are happy to bring a client.

We are not a coworking brand or a serviced office chain. There is no app, no hot-desking free-for-all and no community manager running events. What we provide is straightforward: a private room, a monthly licence, and the basic services that let you get on with work from day one. Most of our tenants are small professional firms, sole traders and regional teams who need a base in Yorkshire.

Our pricing is deliberately plain. One monthly figure covers the suite and the services that come with it, so you can budget without watching for extras. We do not charge for reasonable use of the meeting room, and we do not add a fee every time you ask for something to be looked at.
