We moved in over a weekend and were working on the Monday morning. Keys, fobs, the lot, all handed over in one go. I have dealt with commercial agents before and this was far less painful than I expected.

We needed somewhere our small team could work from without signing a five-year lease, and this suited us exactly. The suite was ready when we arrived, the broadband worked from day one, and when we took on two more staff the landlord sorted a bigger room within a fortnight.

When our lease came up for renewal we asked about a slightly smaller suite and it was agreed without any fuss. The terms were set out plainly, the deposit was returned on time, and nobody tried to talk us into something we did not need.

I run the business on my own, so I did not want the hassle of sorting bills, cleaning and a phone line. Everything is included in one monthly figure, and the invoice is the same every time. That predictability matters more to me than anything else.

What a serviced suite from us includes

The furniture is already in place and in good order, and we can add or remove desks when your headcount changes.

Each suite is self-contained with its own door, so your team can work without sharing a room with anyone else.

Use the kitchen for lunch and book a meeting room by the hour when clients or candidates come to see you.

Practical things that make the working week easier

On-site parking for tenants

There are spaces at the building for you and your visitors, so nobody has to circle the streets looking for a spot.

Direct line to the landlord

Repairs, questions about the lease or a change of suite all come to us, and we deal with them ourselves.

Send us a message or ring the office with the number of desks you need, roughly when you want to move, and how long for.

Move in and get on with work

The suite is clean and furnished when you arrive, and you can start using it the same day without waiting on contractors.

What we do not let or take on

We do not let suites to anyone wanting a licence for hot food preparation, because the building has no extraction or grease trap.
Short-term bookings by the day are not something we offer, as our suites are let on monthly terms with a month's notice either way.
We cannot take on leases for retail use, since the units are set up as offices and the planning permission does not cover shops.
Tenants wanting to carry out their own building works or install heavy machinery are turned down, as the structure and services are not suited to it.
